U drugom polugodištu 2010. prosječna cijena 1 m2 novih stanova koje su prodavala trgovačka društva i druge pravne osobe, bez POS-a1),
iznosila je 11 829 kuna. Ta cijena veća je za 2,5% u odnosu na drugo
polugodište 2009., i to pod utjecajem porasta cijena u ostalim naseljima, tj.
priobalnom području. U naselju Zagreb zabilježen je pad cijena.

In the
second half-year of 2010, the average price per 1m2 of new
dwellings sold by trade companies and other legal entities, excluding the
Croatian Government Real Estate Agency1), was 11 829
kuna. That price was by 2.5% higher than in the second half-year of 2009.
That increase was influenced by the growth of prices in other settlements
(in the coastal area), while in Zagreb the prices decreased.

Prosječna
cijena 1 m2 stanova POS-a (na temelju Programa
društveno poticane stanogradnje) u drugom polugodištu 2010. iznosila je 7
165 kuna.

sold by the Croatian Government Real Estate Agency (on the basis of the
Programme of Subsidized Residential Construction) amounted in the second
half-year of 2010 to 7 165 kuna.

|
U istom
razdoblju, ukupna prosječna cijena po 1 m2 svih snimljenih stanova (bez obzira na prodavatelja) iznosila je 11 111 kuna.

In the same period, the total average price per 1m2
of all monitored dwellings (irrespective of the seller) was 11 111 kuna.

|
U izračunu ukupne prosječne cijene 1 m2 stana u drugom polugodištu 2010., stanovi POS-a sudjelovali su s 15,4% u ukupnoj
snimljenoj masi prodanih m2, a ostali prodavatelji s 84,6%.

The calculation of the average
price per 1m2 of dwellings sold in the second half-year of 2010
showed that dwellings sold by the Croatian Government Real Estate Agency
participated with 15.4% in the total volume of monitored m2 sold
and other sellers with 84.6%.

Report on Prices of Sold New Dwellings (GRAĐ-41 form).

|
Tromjesečni izvještaj o cijenama prodanih novih
stanova ispunjavaju pravne osobe, koje su ujedno nositelji cjelokupne
gradnje zgrada sa stanovima, odnosno koje se bave prodajom stanova bez
obzira na to izvode li te radove preko vlastitih pogona ili
specijaliziranih poduzeća. Ne obuhvaćaju se one pravne osobe koje se bave
isključivo posredništvom u prodaji postojećega stambenog fonda, tj. starih
stanova.

The
Quarterly Report is filled in by legal entities that are at the same time
contractors of construction works, that is, who are engaged in the sale of
dwellings, regardless of whether they carry out construction works with own
facilities or through specialised companies. Excluded are those legal
entities that solely intermediate in the sale of the existing dwelling
stock, that is, "old dwellings".

Podaci
se daju na temelju realiziranih ugovora u izvještajnom tromjesečju. Ugovori
se smatraju realiziranima ako je kupac u roku koji je odredio prodavatelj
stana uplatio cijeli iznos cijene stana ili barem dio iznosa.

Data
are collected on the basis of contracts carried out in the reporting
quarter. A contract is considered carried out if a buyer, in terms defined
by a seller, paid, in whole or partly, the price of the dwelling.
|

|
Ne obuhvaćaju se cijene novih stanova na kojima su
izvedeni samo grubi građevinski radovi (tzv. Rohbau) ni stanova koje je
gradila/prodala izvještajna jedinica, a nije pribavljala građevinsko
zemljište, odnosno zemljište je pribavio naručitelj gradnje i sl.

Excluded
are prices of new dwellings on which only rough construction works were
conducted (the so called "Rohbau") as well as those of dwellings
constructed/sold by a reporting unit, if it did not provide for a building
site, that is, the building site was provided by an orderer.

novih stanova u nekom razdoblju, ovo statističko istraživanje provodi se na
ograničenom obuhvatu pravnih osoba/trgovačkih društava, a selekcija je
izvršena prema njihovoj djelatnosti u Registru poslovnih subjekata, broju
zaposlenih i/ili neto prometu (ukupno oko 1 000 potencijalnih izvještajnih
jedinica). Stoga podaci o broju i površini stanova ne iskazuju obujam
prodaje svih novih stanova u izvještajnom razdoblju. Taj podatak objavljuje
se samo zato da bi korisnici mogli, ovisno o svojim potrebama, ocijeniti
analitičku vrijednost podataka o prosječnim cijenama s obzirom na obuhvat
jedinica promatranja.

all legal entities engaged in selling the dwellings in a particular period,
this statistical survey covers a limited number of legal entities/trade
companies. Their selection is based on their activity as recorded in the
Register of Business Entities, number of persons in employment and/or net
turnover (the total of approximately 1 000 potential reporting units).
Therefore, data on the number and useful floor area of dwellings do not
cover the volume of all sold new dwellings in a reporting period, but this
figure is published only to help users to asses, according to their needs,
the analytical value of data on average prices regarding the coverage of
monitored units.
