zgrade, od toga je 79,8% stambenih zgrada i 20,2% nestambenih zgrada.

Prema vrsti radova,
pretežan broj stanova (93,3%) sagrađen je kao novogradnja (uključujući
obnovu teško oštećenih stanova u ratu i dr.), 6,3% dogradnjom/nadogradnjom
postojećih zgrada, a 0,4% prenamjenom nestambenog prostora u stan.

By type of works, the greatest number of dwellings
(93.3%) was built as new constructions (including renewals of dwellings
heavily damaged in the war etc.), 6.3% as additions (extensions) on
existing buildings and 0.4% as conversions of a non-residential space into
a residential one.

U ovom priopćenju
iskazani su podaci prikupljeni Godišnjim izvještajem o završenim zgradama i
stanovima (obrazac GRAĐ-10). Taj izvještaj ispunjavaju popisivači na
temelju obilaska područja županije u tijeku kojega se utvrđuje koje su
zgrade i stanovi završeni u izvještajnoj godini. Popis se obavlja preko
nadležnih upravnih tijela županija, velikih gradova, gradova sjedišta
županija i Grada Zagreba (u nastavku teksta: nadležno upravno tijelo)
ovlaštenih za izdavanje akata na temelju kojih se može graditi. Osnova za
obilazak terena jest adresar sastavljen na temelju podataka o izdanim
odobrenjima za građenje zgrada.

Data presented in this publication are collected
using the Annual Report on Completed Buildings and Dwellings (GRAĐ-10
form). This report is filled in by enumerators on the basis of their visits
to counties. In the course of these visits, they define which buildings and
dwellings were completed in the reporting year. The census is conducted
through services in county state administration offices, administrative
bodies of big towns and county seats as well as the administrative body of
the City of Zagreb authorised for issuing documents by which the
construction is approved. Visits are based on an address book made up from
data on building permits issued for buildings.

Do 2002. podaci o
ukupnom broju završenih zgrada i stanova prikupljali su se iz dvaju izvora:
podataka o gradnji u režiji privatnih vlasnika na temelju dokumentacije
mjerodavnih tijela graditeljstva u županijama i dokumentacije izvođača
radova (pravnih osoba) s pet i više zaposlenih. Zbog sve slabije
metodološke usklađenosti i mogućnosti kontrole obuhvata iz različitih
izvora podataka, uvedeno je prvi put za 2002. novo istraživanje, kojim se svi podaci o
završenim zgradama i stanovima prate iz jednog izvora, odnosno prema istoj
metodologiji.

Until 2002, data on
total number of completed buildings and dwellings were collected from two
sources: data on construction in private ownership based on records kept by
bodies competent for construction in counties and records kept by
contractors (legal entities) employing 5 or more persons. Due to the
decreasing compatibility and difficulties in the control of coverage from
different sources, a new report was introduced in 2002, which enables the
monitoring of all data on completed buildings and dwellings from one source
and using the same methodology.

Podaci o vrstama
građevina i radova razvrstani su prema Klasifikaciji vrsta građevina – KVG
(NN, br. 11/98.), a u ovom priopćenju objavljeni su na troznamenkastoj
šifrarskoj razini. Ta klasifikacija usklađena je s klasifikacijom koju
propisuje Statistički ured Europske unije (Classification of Types of
Constructions – CC, final version).

Data on types of
constructions and works are classified according to the Classification
of Types of Constructions –
KVG (NN, No. 11/98). In this first release they are processed at the
3-digit code level. This Classification is harmonised with the
classification recommended by the Statistical Office of the European
Communities (Classification of Types of Constructions – CC, final version).

Podaci o stanovima
prikupljeni su prema metodologiji koja je primijenjena u Popisu
stanovništva, kućanstava i stanova 2001. i usklađena sa zajedničkim
Preporukama za Popis stanovništva i stanova Ekonomske komisije UN-a za
Europu i Statističkog ureda Europske unije (Recommendations for the 2000
Censuses of Population and Housing in the ECE region).

Data on dwellings are
collected according to the methodology applied in the
Census of Population, Households and Dwellings 2001, which was harmonised
with
the Recommendations for the 2000 Censuses of Population and Housing in the
ECE Region, jointly prepared by the UN Economic Commission for Europe and
the Statistical Office of the European Communities.

Zgrade su stalne građevine
koje imaju krovište i vanjske zidove. Sagrađene su kao samostalne uporabne
cjeline koje pružaju zaštitu od vremenskih i drugih vanjskih utjecaja, a
namijenjene su stanovanju, obavljanju neke djelatnosti ili smještaju i
čuvanju životinja, robe, opreme za različite proizvodne i uslužne
djelatnosti itd.

Buildings are permanent
constructions covered with roof and closed with outer walls. They are built
as separate useful units that protect from weather and other conditions,
intended for dwelling, performing a certain activity or for placing and
up-keeping of animals, goods, equipment used in various industrial
activities and services etc.
|
|
|
|
|
|
U ovom istraživanju
zgradama se smatraju i građevine koje imaju krov, ali nemaju (sve) zidove
(npr. nadstrešnice za vozila i na skladišnim prostorima) te građevine koje
su pretežno ili potpuno smještene ispod površine zemlje (npr. skloništa,
podzemne garaže, prodavaonice i drugi poslovni prostori u pothodnicima).

In this survey buildings
are also constructions covered with roof but without (some of) the walls
(e.g. porches for vehicles, storage places) and underground constructions
(e.g. underground shelters, underground garages, underground shopping
centres).

|
|
Stambene zgrade jesu građevine u
kojima je 50% ili više ukupne korisne podne površine zgrade namijenjeno
stambenim svrhama.
|
|
Residential buildings are constructions in
which 50% or more of useful floor area is intended for dwelling purposes.
|

|
|
Nestambene zgrade jesu građevine koje
nemaju stambene površine ili je manje od 50% ukupne korisne podne površine
zgrade namijenjeno stambenim svrhama.

|
Non-residential
buildings are constructions without dwelling area, in which less
than 50% of the overall useful floor area is used for dwelling purposes.

|
|
|
površina zgrade jest zbroj površina

|
Floor area of buildings
is a sum total of the area of all floors of the building placed inside the
outer walls.

Volume of building is sum total of
volumes of all roofed over space of the building, including outer walls.

nadogradnja jesu građevinski radovi kojima se dobivaju nove uporabne cjeline uz
ili na postojećim građevinama, npr. potpuno novi stan ili poslovni prostor.

Additions and extensions are construction
works that result in new usable units, or in addition to an existing
construction, for example, a completely new dwelling or business premise.

|
Ne obuhvaćaju se
proširenja postojećih građevina, odnosno uporabnih cjelina, npr. dogradnja
pojedinih soba u postojećem stanu ili poslovnom prostoru.

Extensions of existing
constructions or usable utilities, such as an additional construction of
rooms in an existing dwelling or in a business premise are not included.

|
Prenamjena nestambenog
prostora u nove stanove jesu građevinski radovi kojima se postojeći prostor u
zgradi (npr. tavanski ili podrumski prostor koji dotada nije bio uređen za

Conversions of non-residential
areas into new dwellings are construction works by which an
existing area in building (e.g. attic or cellar area, which was not until
then put in order for residence, garage, area where production or service
activity is performed) is conversed into one or more dwellings.

when there is a separate room with a bath or shower, including all

U ovom istraživanju način
uporabe stana određen je na temelju raspoloživih podataka iz dokumentacije
potrebne za izdavanje odobrenja za građenje, odnosno prema podacima koji su
se mogli utvrditi pri popisivanju završenog stana. Način uporabe može se
mijenjati nekoliko puta u tijeku (građevinskog) trajanja stana, ovisno o
potrebama investitora, odnosno (novih) vlasnika. Detaljniji podaci o načinu
uporabe stambenog fonda mogu se prikupiti samo u popisima stanovništva i
stanova.

In this survey, the
manner of usage of a dwelling is determined on the basis of available data in
documents needed for building permits, respectively according data that
were possible to be determined on the occasion of enumerating a completed
dwelling. It may be changed several times during the life of the dwelling,
depending on investor’s needs, respectively (new) owners. Detailed data on
the manner of the housing fund usage may be collected only in censuses of
population and dwellings.
